A buildings comfort air conditioning systems and plant are only as reliable and efficient as the quality of the ongoing preventative maintenance program that keeps these systems operating at their peak performance day in and day out.

With high quality preventative maintenance a buildings comfort cooling / heating systems life can typically be extended beyond industry plant life expectations. But eventually, air conditioning systems do approach a point where it is no longer feasible to keep older plant operational due to ongoing increasing repair and operating costs, reductions in cooling and heating capacities and overall reducing reliability.

For this project, AChall Airconditioning, decommissioning and removed, older Emailair airconditoning systems, craning off outdoor condensers from the roof platform and removing indoor fancoil units and associated interconnecting pipework between the outdoor and indoor units.

New high quality Australian manufactured Actron energy efficient tri capacity split ducted systems where utilised for this project. From engineering review, the recommended and adopted systems rely on a Tri Capacity compressor configuration which allows the system to better match the thermal load of a typical commercial building, delivering 3 stages: 33%, 67% and 100% of systems cooling / heating capacity. This ultimately delivers improved seasonal energy efficiency and more finely tuned occupant comfort. Tri-Capacity provides superb energy efficiency, with an IEER for 3.62 – up to 32% more efficient than the minimum BCA compliant system and it also surpasses ASHRAE 90.1, one of the most recognised standards for building energy efficiency in the US helping ensure the new system provides long term operational cost savings.

Additionally, with integrated EC Plug Fans the Actron systems adopted provide  up to 50% more efficient operation versus traditional forward curve belt and pulley systems and many other high quality beneficial features.

As the indoor units were located directly above amenity areas, demolition of the amenity area ceilings was required to allow the careful removal and reinstatement of indoor fancoil units. Demolition works performed by  "Active Commercial Solutions" Builders and removal and ACHall HVAC installation works were carefully programmed and staged with the tenant to ensure that access to functioning amenity areas was maintained throughout the project works.
